Rubenstein Partners Unveils New Sky Lounge and Roof Deck at 312 Elm Street Office Building in Cincinnati

Rubenstein adds high-end lounge and roof deck amenity for tenants at Class-A office asset in downtown Cincinnatti

May 3, 2023 – Cincinnati, OH – Rubenstein Partners, L.P. (including its affiliates, “Rubenstein”), a vertically integrated real estate investment adviser focused on value-added office property equity and debt opportunities, is unveiling its brand new Sky Lounge and outdoor roof deck on the 14th floor of 312 Elm Street, the company’s Class-A, 378,000 square-foot office building in downtown Cincinnati, OH.

The new Sky Lounge and roof deck includes a tenant lounge area, training room and alternative workspace, and the space will also be available for events. The 26-story 312 Elm offers great views of the city skyline and nearby Cincinnati landmarks, including Paycor Stadium, The Banks and the Great American Ballpark – the new 14th floor lounge and roof deck amenity will enhance the building’s views for tenants.

“312 Elm Street is a premier office asset in Cincinnati and our investment in the new Sky Lounge and roof deck is creating a unique experience for building tenants and visitors,” said Brian Simel with Rubenstein Partners. “This one-of-a-kind amenity takes full advantage of the building’s exceptional location and panoramic views, while providing an additional space for tenants to collaborate and host events.”

“312 Elm is the first large office tower in Downtown Cincinnati to implement an outdoor roof top deck as a common tenant amenity,” adds Hannah Staubach with CBRE. “The feedback from prospective and existing tenants has been nothing but positive. We are already seeing results as we are about to finalize a new 12,350 SF lease with the Sky Lounge being a driving factor.”

312 Elm Street features abundant on-site and adjacent parking, a recently renovated lobby, and a large fitness center. Rubenstein first purchased 312 Elm Street and the neighboring 312 Plum Street office properties in 2015. After acquiring the properties, the firm embarked on a capital improvement plan to renovate both buildings with a focus on common areas, streetscapes and amenities.

Together, 312 Elm Street and 312 Plum Street comprise approximately 610,000 square feet of space with outstanding views of the Ohio River and access to nearby attractions.
